The swimming pool and tennis courts require an Access Card to enter. New owners should receive an access card about a month after purchase (we allow time to move in, etc). One card is issued per household. Replacement cards have a $25 fee.

You can report a maintenance issue by contacting the HOA through this website or info@springmont.org.
All exterior changes to a property, including the house, landscaping, and other items, require approval. This is to ensure that the community remains in harmony and we don't have undesirable attractions.
Guidelines and Request Forms can be found on the Documents page of this website. Download, complete and return a request form, with drawings, contractor quotes or detailed explanations to info@springmont.org or by using the Contact Us form on this website.
Changes aligned with the guidelines and policies of the Association typically are approved quickly. When exceptions are requested, a review from the Architectural Control Committee (ACC) and possibly the Board of Director will be necessary.
You may check your property account on through a link on the Home Page of this website. You will find an Account Data and Fees section with a button that brings you to the secure accounting site. You will need a login id and password that is obtained through the management company. See the next question.
We use Georgia Community Management (GCM) for our accounting. GCM issues a security code to owners that allows owners to create a userid and password on the secure accounting website.

The HOA fees are $375 annually and cover the cost of maintaining common areas and amenities in the community. They also cover security items (surveillance system, police additional police patrols), capital improvements, social events, clean-up events and administrative fees.
HOA Dues are collected in March each year.

Rental properties are permitted in this community. We welcome single family renters as members of our community. Short-term (AirBNB-type) rental is not permitted.
Please keep in mind that landlords remain responsible for property maintenance, payment of annual dues, and adherence to restrictions, such as no parking in the street.
We suggest that owners have terms in their rental agreement to address areas of concerns with rental properties such as limiting the number of occupants, mandating that the yard be maintained, and have the ability to pass Association violation fees to renters as appropriate.
The Pool opens mid-May, usually with a party that starts at noon. The pool closes mid-September. A professional pool care company maintains the pool and the association hires a lifeguard during the summer.
Pool hours are 8 a.m. to 9 p.m. Daily during pool season
Lifeguards on Duty after 4:00 pm. Swim at your own risk.

Children under 18 must be accompanied by an adult. Children above a certain age may swim when a lifeguard is on duty with a completed and signed Parent Consent Form.
