The Springmont Community

The Springmont Homeowners Association is a swim/tennis community comprised 345 homes.  It covers four subdivisions: Rivergate, Springmont, Oak Creek Forest and Greenfield Estates.  We have put together this information to tell you about the many features of our community. 

Location

Our community is located in a great area; with easy access to highways, shopping centers, malls, restaurants, schools, churches, day care, sporting facilities, and more. It is just one mile from the SR-120 exit off SR-316 and just 4 miles south of I-85..

The Recreation Area

The Recreation Area includes a playground, Olympic-size pool, lighted tennis courts, basketball court, and picnic area and is located between the Springmont and Greenfield Estates subdivisions at 1491 Green Oak Circle. 


A large natural park is adjacent to the recreation area. The park area is set in a wooded environment with the Little Suwanee Creek flowing through the center. A shaded area is maintained, which is a perfect family gathering space for picnics and other activities. The park and recreation area cover over 8-acres of land.


Driving directions: Enter Greenfield Estates on Meadowfield Court. Turn right on Green Oak Circle. Follow the road down to the back of the subdivision. 


Walking: You may walk to the Recreation Area from the Springmont and Rivergate subdivisions by the access path located between 1805 and 1815 Watercrest Circle. 

The Association Purpose

The Springmont Homeowners Association, Inc. was formed in 1987 and is now managed completely by the homeowners. The charter is to improve property values while increasing the quality of life for the residents of the community.


A Board of Directors is elected by the membership each year. Committees that oversee social events, the pool, tennis, the landscaping, architectural control, communications, and welcoming new homeowners run the association.

 

  • Social Events are planned each year for pool opening, July 4th, pool closing and at other events as arranged. 
  • Newsletters are published quarterly to keep residents informed about their community. 
  • The Pool opens mid-May and closes mid-September. A professional pool care company maintains the pool and the association hires lifeguards during the summer.
  • Tennis is a year-round activity on the newly re-conditioned courts. Both the pool and tennis facilities are secured with a card access system. Tennis courts are lighted.
  • The Architectural Control Committee enforces the restrictive covenants. The association retains a legal service to assist in all covenants matters.
  • Landscaping maintenance is contracted through a local vendor who is responsible for the upkeep of the entrances, recreation area and park. The association maintains four lighted entrances and the frontage on Lawrenceville-Suwanee Road.
  • Community Garage Sales are held the first Saturday’s of May and October each year.
  • Community Clean-up Days are help the second Saturday’s of May and October each year. Large dumpsters are available to discard large household items and yard waste.

Services

Cable and Phone: While not included in dues, the community has upgraded telecommunications service from both AT&T and Spectrum Communications, offering a choice of state-of-the-art digital television and (Internet) data communications. 


Water: The area is on Gwinnett County water and sewer and paid by each resident. 


Electric: services are provided by Jackson EMC and paid by each resident. 


Trash: service is provided by Waste Management and paid through county taxes.

Management Company

The Association uses Georgia Community Management (GCM) for financial management (dues collection, vendor payment, general accounting). They can be called at 770-554-1236. Or emailed at info@gcmmgt.com 

Association Dues

Annual membership dues are $375 (as of 2023) and are due on March 31 for the fiscal year beginning in April. The association is fully insured as required for the Planned Unit Development.

The Association Legal Documents

The Association was formed by the developer in 1987 on Land Lots 31 and 48 of District 7, Gwinnett County, Georgia.  Properties are subject to the mandatory Declaration of Covenants recorded in Deed Book 4762, pages 120-142 and amended in book 8518 page 119; book 10298 page 229-231. Rivergate, Springmont, Oak Creek Forest and Greenfield Estates are Planned Unit Developments.
